Three packages for homes in Trivandrum and across Kerala. Every modular kitchen we build uses IS:710 marine ply, and every unit runs on stainless steel soft-close hardware — in the five lakh package as much as the fifteen lakh one. The kitchen is where water lives, so that is where we do not compromise.

Essential

- Crockery unit, dining set, cove ceiling
Signature
Nothing left for you to arrange afterwards. You move in and the house is finished, down to the curtains and the mattresses.
- Everything in Premium, plus:
- Gypsum false ceiling with cove lighting
- Curtains, roman blinds, designer carpet
- King bed, mattresses, headboard cushioning
- 4.5 m kitchen with breakfast counter
Prices exclude GST at 18%, which is added to every invoice. The package price covers the items listed below, and the add-ons under each package are priced separately so you can see what each one costs before you decide.
Figures are based on a standard 2BHK or 3BHK layout. Final quantities are worked out against your actual layout and adjusted up or down at the same rates, in writing, before any work begins.
Outside Trivandrum we work across Kerala to a minimum order value of ₹7 lakh, which in practice means the Premium or Signature package.
We do not run a permanent discount. You will not find a struck-through price on this page. This is the price.

What your home is actually made of
Board grade by board grade, so you can compare properly. It is worth asking any firm you are quoting with to put the same two things in writing — the board grade and the hinge brand, for the package you are actually buying rather than the one in the brochure.
IS:710 marine ply, 25-year guarantee
Boiling-waterproof marine plywood certified to IS:710, carrying a 25-year manufacturer's guarantee, termite-resistant and borer-proof. Every modular kitchen we build uses it, in all three packages. The kitchen is the wet part of the house, and it is where a cheaper board fails first.
Boiling-waterproof, not water-resistant
IS:710 is the Bureau of Indian Standards specification for marine plywood — bonded with undiluted phenol formaldehyde resin, and required to survive submersion in boiling water. It is a different class of board from the IS:303 BWR ply commonly used in home interiors, which is water-resistant rather than waterproof. In Kerala's humidity, that difference shows up in year eight.
HDF in Essential, marine ply above it
Essential wardrobes are built in pre-laminated HDF with a 10-year warranty — a dry-area board, and a sound choice for a bedroom. Premium and Signature build the wardrobes in the same IS:710 marine ply as the kitchen, with the 25-year guarantee that comes with it. This is the one place our packages differ in material, and we would rather show you the ladder than let you assume.
Ebco stainless steel soft-close hinges
Stainless steel, soft-close, on every unit in every package. Not upgraded for the expensive package and quietly downgraded for the affordable one.
Hettich accessories, Faber or Hafele appliances
German-made Hettich accessories inside every modular kitchen we build, and a Faber or Hafele hood and hob included in all three packages.

Questions people actually ask
Does the package price include GST?
No. Every price on this page excludes GST at 18%, the same basis every interior firm in Kerala quotes on. We show the payable figure alongside each package so you are not surprised later: Essential ₹5,64,802, Premium ₹8,61,914, Signature ₹15,04,964.
Will the price change once you see my actual layout?
It may, in either direction. These figures assume a standard 2BHK or 3BHK layout. Once we have your actual dimensions we recalculate at the same rates shown here and give you that figure in writing before any work starts. A smaller kitchen costs less; a longer one costs more.
What is the difference between your packages?
Scope, finish and wardrobe board. A bigger package covers more rooms, more items and richer finishes. What never changes is the kitchen — IS:710 marine ply in all three — and the hardware, Ebco stainless steel soft-close throughout. The one material difference is the wardrobes: pre-laminated HDF with a 10-year warranty in Essential, and IS:710 marine ply with a 25-year guarantee in Premium and Signature.
Is the consultation free?
Yes. The first consultation costs you nothing. If you want us to take it further into detailed design and 3D visuals, we will tell you the design fee up front and exactly how it is adjusted against your project if you award us the work. We would rather say that than advertise something as free and recover it somewhere else.
Do you work outside Trivandrum?
Yes. We are based in Paruthippara and work right across Thiruvananthapuram — Kowdiar, Pattom, Kazhakoottam, Technopark, Sasthamangalam, Vattiyoorkavu, Sreekariyam — and we take projects across Kerala, including Kochi. Outside Trivandrum we work to a minimum order value of ₹7 lakh, which in practice means the Premium or Signature package. We would rather tell you that now than after you have spent a week on drawings with us.
